The UltimateImmo module turns Dolibarr into a complete real estate and rental management solution.
It allows you to centralize information about your property owners, properties, tenants, rental agreements, rent receipts, payments and property condition reports.
All information is managed directly within Dolibarr, avoiding the need for multiple applications and external files.

The parent property concept allows you to create a hierarchical organization of your real estate portfolio.
A main building can, for example, contain several individual properties:

Clearly structure the real estate portfolio
Centralize shared information

Tax lots represent the legal or cadastral organization of the real estate portfolio.
They can be used to:
Identify lots within a jointly owned property
Record co-ownership shares
Manage tax and legal information
Associate several physical properties with the same tax lot
The parent property represents the physical organization of the portfolio, while the tax lot represents its legal organization.
UltimateImmo allows you to record property owners and associate them with the corresponding third parties in Dolibarr.

Each tenant can be associated with an existing Dolibarr third party or created directly from UltimateImmo.

Rental agreements allow one or more tenants to be associated with a property.
You can manage information such as:

Validated agreements are then used as the basis for generating rent calls and rent receipts.
UltimateImmo allows you to generate rent receipts from active rental agreements.
The generation page displays the list of active agreements. You can select the rentals to process before launching the creation of rent calls.
This feature allows you to:
Generate several rent receipts in a single operation
Automatically calculate rent and service charges
Track paid and unpaid rent receipts
Generate PDF documents for tenants
Keep a complete history of rent calls
From an unpaid rent receipt, an incoming payment can be recorded directly.

CAF payment management makes it possible to distinguish the amount paid directly by the organization from the amount still payable by the tenant.
UltimateImmo includes management of the French Rent Reference Index – IRL, published quarterly by INSEE.
The module allows you to:
Retrieve the latest IRL index values
Save index values in Dolibarr
Identify agreements whose rent must be reviewed
Automatically calculate the new rent amount
Keep the date and index used for each review
The following calculation is applied:
New rent = current rent × new IRL ÷ reference IRL
The dashboard highlights validated agreements whose last rent review was more than twelve months ago.
UltimateImmo allows you to create check-in and check-out condition reports directly in Dolibarr.
Each property condition report can be associated with:
A property
A rental agreement
A tenant
An inspection date
Public or private notes
The rooms in the property are automatically prepared according to the number of main rooms entered on the property card.
Several elements can be assessed for each room:

A room that does not apply can be disabled so that the corresponding fields are not displayed.
One or more photos can be added for each room in the property.
Each photo can include:
The room name
A caption
An additional observation
Common image formats are supported: JPG, PNG, GIF and WebP.
Photos are displayed as thumbnails and can be opened in a full-screen viewer.
Meter readings associated with the property can be automatically included in the property condition report:

For a check-in condition report, the module uses the first recorded reading. For a check-out condition report, it uses the latest reading available before the inspection date.
Once the condition report has been completed, a full PDF document can be generated.

The detailed condition of each room
The recorded observations
Photos organized by room
Signature areas for the property owner and tenant
After validation, the property condition report is locked to preserve the integrity of the recorded information.
The UltimateImmo dashboard provides a clear overview of your rental management activity.
It allows you to monitor:

Rent receipts to be generated

The OpenStreetMap configuration allows properties to be located on a map using their address.
This map view makes it easier to visualize your real estate portfolio, especially when properties are located in several towns or geographical areas.

After downloading the ZIP archive, the module can be installed from:

Once the module has been activated, configure the options relating to properties, agreements, rent receipts, document templates and mapping.
Does UltimateImmo replace rental management software?
The module adds to Dolibarr the main features required to manage properties, agreements, rent and property condition reports.
Can several property owners be managed?
Yes. Each property can be associated with its owner and with a Dolibarr third party.
Can several apartments be grouped under one building?
Yes. The parent property feature allows apartments, garages, cellars or commercial premises to be linked to a main building.
Does the module manage rent reviews?
Yes. UltimateImmo uses the IRL index to identify agreements that need to be reviewed and calculate the new rent amount.
Can housing benefit payments be recorded?
Yes. CAF payments and the amount still payable by the tenant can be tracked separately.
Can photos be added to property condition reports?
Yes. Several photos can be added and organized by room.
Can a PDF property condition report be generated?
